Expansion kicks-off partnership with Japan’s Takamatsu Corporation
PUEBLO DE ORO Development Corporation (PDO), a property developer under the ICCP Group, is launching the third phase of Pueblo de Oro Residences Malvar in Batangas, adding to its residential offerings at Pueblo de Oro Townscapes Malvar.
Part of a 295-hectare work-live-play-learn master planned township, PDO Townscapes Malvar spans 48 hectares and is built with sustainability at its core. The township integrates residential neighborhoods with commercial facilities, educational amenities, and open spaces, supporting a sustainable community.
The launch follows the strong sales performance of the earlier phases of PDO Residences Malvar, with almost 95% of the 20-hectare residential area already sold, encouraging Pueblo de Oro to expand its residential offerings.
The new phase covering 4.4 hectares, Pueblo de Oro Residences Malvar III will offer 192 house-and-lot units and is more than 90% complete. It will feature two house models, Nami and Reika, designed to capture natural light and wind while blending with the surrounding natural landscape.
The expansion plan comes as PDO advances its partnership with Takamatsu Philippine Corporation (TPC), the Philippine subsidiary of Japan-listed Takamatsu Corporation. The partnership brings together PDO’s local property development experience and Takamatsu’s Japanese expertise in construction and real estate development.
Hitoshi Takatsuru, President of TPC, shared that they began exploring its first expansion into Southeast Asia in 2024 and ultimately chose the Philippines, citing its population of more than 100 million, its large young population, and the widespread use of English in business.
“The company plans to continue participating in residential development projects targeting the middle-income market in areas surrounding Metro Manila,” Takatsuru said, adding that they expect demand for housing near railway stations to increase as the Metro Manila Subway and North–South Commuter Railway begin operations.
The partnership between Takamatsu and Pueblo de Oro brings together the complementary strengths of two established property developers. Takamatsu contributes its Japanese expertise and construction technology while Pueblo de Oro brings its knowledge of the Philippine real estate market, established development portfolio, and growing footprint across the country.
Takatsuru shared that there is room for improvement in the quality of housing in the Philippines and expressed their intention to leverage technologies and expertise developed in Japan to improve construction quality.

Modern Townhomes at PDO Residences Malvar
PDO Townscapes Malvar benefits from its accessibility via the Southern Tagalog Arterial Road (STAR) Tollway, with the Malvar Exit just a few minutes away. The road network connects the township to nearby growth centers such as Lipa and Batangas City, as well as to the South Luzon Expressway (SLEX), providing access to Alabang, Metro Manila and Makati’s business district.
Road connectivity across Southern Luzon is also expected to improve with the ongoing development of SLEX Toll Road 4 (TR4), an expressway extension from Sto. Tomas, Batangas, toward Lucena, Quezon. The project is intended to provide an additional route for motorists traveling through the region.
Within this broader township, homebuyers can choose from several residential options. Apart from Pueblo de Oro Residences Malvar, the offerings include Pueblo de Oro Townhomes Malvar and The Enclave Malvar, which offers residential lots for buyers who prefer to build their own homes.
The township is also home to The Abba’s Orchard Montessori School and FiT Park, an outdoor fitness and recreation facility. The proposed Pueblo de Oro Towncenter is planned to add commercial and retail options, supporting the township’s role as a community where residents can access everyday essentials and recreational spaces.
Adjacent to Townscapes Malvar is Light Industry & Science Park IV (LISP IV), developed by PDO’s sister company, Science Park of the Philippines, Inc. Its proximity to the township adds to the area’s appeal for residents seeking homes within reach of employment opportunities.
For Pueblo de Oro, the continued development of Townscapes Malvar reflects its approach to building communities that go beyond providing homes, according to Pueblo de Oro President and COO Prim Nolido.
“By integrating residential options with employment opportunities, educational institutions, commercial facilities and open spaces, we aim to create sustainable communities that support residents’ everyday needs while delivering lasting value to homeowners and the surrounding area,” he said.
